The structure of the home is one of the most important categories for any quality home inspection.  This includes the foundation, the exterior and interior walls, the ceilings and floors, doors and windows, the attic area, and even the roof.  The largest portion of the home inspection report is the structural section.  Two of the biggest concerns to clients is their foundation and roof.

Many factors go together to tell the full story about any given foundation, but the obvious tell-tale signs are cracks.  Not all cracks are bad; however, some cracks can lead to structural deficiencies.  How would you know which cracks are bad?  The Smart Inspectors will point them out to you.  All houses settle into their places, but differential settling can lead to cracking that can compromise your foundation. 

Cracking in walls and around windows and doors further tells the story of differential settling. Different foundations are susceptible to different problems as well: pier and beam vs. monolithic slab vs. basement foundations all have their different strengths and weaknesses.

Roofs, much like foundations, are an essential part of any home.  Common deficiencies for roofs include amateur installs, faulty flashings, exposed nail heads, missing crickets from chimneys, hail damage, missing shingles, and even improper venting of the attic space.  One major deficiency that The Smart Inspectors look for is if the roofing materials are even recommended for the given slope of the roof.  Certain slopes call for certain materials, otherwise the roof will leak.  Let The Smart Inspectors take a look at your property today!
