Root intrusion

What it looks like on camera

Fine white or tan strands entering the pipe at a joint, like hair or a mop head. In advanced cases, a dense mass that fills most of the pipe and the camera has to push through or cannot pass at all. Roots almost always enter at a joint or a crack, not through solid pipe.

Why it happens here

Mature trees are everywhere in the established neighborhoods of Dallas, Fort Worth, Arlington and Irving, and many were planted the year the house was built. Roots seek moisture. The joints in clay and cast-iron pipe weep slightly, and a root that finds that moisture grows into the pipe and expands the opening as it thickens.

Why it matters

Roots trap solids and paper, which is how most backups start. They also widen the joint they entered, letting soil in and water out. Light intrusion is a maintenance issue. Heavy intrusion at multiple joints means the pipe joints have failed.

Why it happens here

Bellies are the sewer camera inspection findings most directly tied to this region’s soil. A sewer lateral is supposed to slope continuously toward the street. The expansive clay soil under most of the Metroplex settles unevenly as it swells and shrinks with the seasons, and a section of pipe that loses support drops into a low spot. Poor bedding at the time of installation causes the same thing on newer lines.

Why it matters

Water sits in the belly instead of flowing out, so solids settle and build up there. A belly is a slow-forming clog that keeps coming back after every cleaning, because the cause is the pipe’s shape, not what is in it.

The next step is a plumber’s evaluation. A shallow, short belly may be tolerable and simply monitored. A deep or long one that has already accumulated debris is usually corrected by excavating and re-laying that section at the proper slope.

Offsets, separated joints, cracks and breaks

What they look like on camera

An offset shows as a ledge or step where one pipe section no longer lines up with the next; the camera may bump against it. A separated joint shows a gap between sections, often with soil visible in the gap. A crack is a line running along or around the pipe wall. A break is a visible hole, sometimes with soil or roots coming through it.

Why they happen here

All four are usually the same story: the ground moved and the pipe did not move with it. Foundation shifts on clay soil, heavy vehicles over a shallow lateral, root pressure on a joint, and simple age in brittle clay or corroded cast iron all produce them. A home with a history of foundation repair is a strong candidate for these findings, because whatever moved the slab moved the pipe under it.

Why they matter

An offset catches solids and paper. A separation or break lets wastewater out into the soil and lets soil into the pipe, which can undermine the ground above it. Any of these can progress to a collapse.

  • Minor offset, no soil visible: often monitored or addressed with a spot repair
  • Separation with soil intrusion: repair recommended, typically excavation or lining
  • Crack in otherwise sound pipe: plumber evaluation to determine whether lining is possible

Corrosion and scale in cast-iron pipe

What it looks like on camera

Instead of a smooth wall, the interior is rough, flaky and dark, with built-up scale narrowing the channel. In advanced cases the bottom of the pipe has worn through, showing a channel of soil where the pipe floor used to be, and the camera rides on dirt rather than iron.

Why it happens here

Many older DFW homes were plumbed with cast iron, particularly under the slab. Cast iron corrodes from the inside over decades, and the bottom of the pipe, which carries the water, goes first. There is no way to see this from inside the house. The drains work until the day they do not.

Why it matters

Scale catches debris and reduces the pipe’s capacity. A worn-through bottom is an active leak under the slab and a pipe that will eventually collapse. Of all sewer camera inspection findings, heavy cast-iron deterioration is the one most likely to mean full replacement of the under-slab lines, which is a major, disruptive repair.

Why buyers order the scope: Corroded cast iron under a slab is invisible, silent, and expensive. On an older home with cast-iron drains, this single finding justifies the $300 add-on many times over.

Grease, debris, collapsed sections and bad repairs

The remaining findings are less about soil and age and more about use and history.

Grease and debris

A coating on the pipe walls, or a build-up of sludge, paper, wipes or foreign objects along the bottom. It accumulates where flow is slow, which usually means a belly or a low-slope section is upstream of it. Grease in a kitchen line is common. The next step is cleaning, and then looking again for the reason it collected there.

Collapsed sections

The pipe is crushed flat or caved in, and the camera cannot pass. Sometimes the run ends at a wall of soil. This is the end state of corrosion, a break, or crushing from above. The next step is a plumber locating the collapse from the surface and quoting excavation and replacement of that section.

Improper past repairs

A section of new PVC joined to old clay with an unsealed or mismatched connection, a coupling that does not fit, a liner that stops short, or a repair that introduced a new offset. The camera shows the transition clearly. It matters because a bad repair is a new failure point, and because it tells you something about how the house has been maintained.

When an inspector sees a repair, the recommendation is usually to ask the seller for the plumber’s documentation and to have a plumber verify that the work is complete and sound.

What happens after a sewer scope finding

Sewer camera inspection findings are the beginning of a process, not a verdict on the house. Here is what typically follows during a Dallas-Fort Worth purchase.

  1. Review with the inspector. The sewer scope findings are delivered the same day with the main inspection report, and the inspector walks you through the video, points out each condition, and explains its significance in plain language.
  2. Get a plumber’s evaluation. The report recommends further evaluation by a licensed plumber where the findings warrant it. It does not measure how much water is escaping. A plumber's hydrostatic test is the usual follow-up when a leak is suspected.

Can the camera tell what the sewer pipe is made of?
