Why foundations move in North Texas

Much of the Dallas-Fort Worth area sits on expansive clay soil, the Blackland Prairie clay that swells when it gets wet and shrinks when it dries. A slab or a set of piers resting on that soil rises and falls with it. When one side of a house dries faster than the other, because of sun exposure, a big tree, a dead sprinkler zone or a downspout dumping on the opposite corner, the foundation moves unevenly and the house shows it.

That is why a foundation inspection in DFW is not a niche request. Some seasonal movement is normal here, and most homes show minor evidence of it. The question a buyer needs answered is whether the movement is minor and stable, or significant and ongoing. A thorough home inspection, and in some cases a set of elevation readings, is how you begin to tell the difference.

Pier-and-beam homes have one advantage: they can be adjusted, and the inspector can crawl underneath and look at the structure directly. Slab homes hide everything, which is why elevation readings matter more on a slab.

What the structural inspection already covers

The foundation is part of the structural systems section of every TREC report, so you do not have to order anything extra to get a foundation opinion from your inspector. The structural inspection is a visual review of the foundation and everything attached to it.

  • Exposed foundation edges and visible slab or pier condition, including cracks, spalling and exposed rebar or cable ends
  • Brick and stone veneer: stair-step cracks, separated mortar joints, gaps at frieze boards and window corners

  • Grading, drainage and vegetation around the perimeter that affect soil moisture

All of this goes in the report with photos and a plain-language explanation. When the evidence points to significant or ongoing movement, the inspector says so and recommends further evaluation. Because a TREC inspection is visual and non-invasive, it does not include any measurement unless you add it.

What the Measure Foundation Level add-on adds

The Measure Foundation Level option on our booking form is listed at $100. It adds a set of relative elevation readings taken across the floor of the house with a level instrument, recorded on a simple diagram of the floor plan. The readings show how much higher or lower each part of the slab is compared with the others.

That turns a visual impression into a number. Instead of the report saying the floor seems to slope toward the back, it shows the difference in elevation between the front and the back and where the change is steepest. It also gives you a baseline: if you have the readings repeated in a few years, you will know whether the foundation is moving or has stopped.

What it is not: a level survey is a measurement, not an engineering opinion. It does not say whether the foundation has failed, what caused the movement or how to repair it. Those questions belong to a licensed engineer, and the readings are exactly the information an engineer wants to see first.

If the home has been through a foundation repair, the readings are especially useful because they show whether the repaired section and the untouched section are now moving together.

When a licensed engineer is the next step

Home inspectors report what they observe and measure. Engineers diagnose and design. When the inspection finds evidence of significant movement, the report recommends evaluation by a licensed professional engineer, and that recommendation is worth acting on during the option period rather than after closing.

Signs that usually trigger the recommendation include wide or offset cracks in brick, cracks that continue through the slab, doors and windows that no longer close, a large elevation difference across the floor, and evidence of prior repair combined with new cracking. An engineer can assess whether the movement is active, whether the structure is affected, and what repair, if any, is appropriate.

  1. Read the structural section of the report. Note which findings are described as typical seasonal movement and which are flagged for further evaluation.
  2. Get the elevation readings in hand. If you added the Measure Foundation Level option, the diagram gives the engineer a head start.
  3. Hire an engineer, not a repair salesperson, for the opinion. A repair company’s estimate is useful later, but the diagnosis should come from someone who is not selling piers.
  4. Ask the seller for repair history. Warranties from prior pier work may transfer to the new owner.
  5. Negotiate from the engineer’s letter. A written scope makes the repair request concrete.

Many DFW homes with minor movement never need an engineer. The point of the inspection is to tell you which category the house you are buying falls into.

Signs of foundation movement to watch for

Buyers often ask what they should be looking for on their own walkthrough before the inspection. None of these is a diagnosis, but each one is worth pointing out to your inspector so it gets a closer look.

  • Stair-step cracks in brick or stone, especially at corners and above garage doors
  • Gaps between the brick and the wood trim or frieze board at the top of the wall
  • Diagonal drywall cracks running from the corners of doors and windows
  • Doors that stick, swing open on their own or show a wedge-shaped gap at the top
  • Windows that are hard to open or have cracked panes with no impact damage
  • Floors that feel like they slope, or a marble that rolls in one direction
  • Separation between the kitchen counter backsplash and the wall, or between a tub and its tile
  • Fresh paint or new caulk in just one corner of the house, which can hide recent cracks
  • Soil pulled away from the slab edge in a dry summer, or standing water against it after rain

Drainage, watering habits and trees

Because clay soil is the cause, managing soil moisture is the maintenance. The three things that control it are where roof and surface water goes, how the lot is irrigated, and what the trees are doing.

The grading and drainage portion of your inspection covers the first: whether the ground slopes away from the house, where the downspouts discharge, and whether there are low spots holding water against the slab. Should I add foundation level measurement on a newer home?

It is a reasonable choice on any slab home in North Texas, new or old, because the readings give you a baseline on the day you buy. On a new build, the soil under the slab has often been disturbed by construction and is still settling, so a set of readings now and another at the 11-month warranty inspection can show whether the slab is moving while the builder is still responsible. On an older home, the readings help separate old, stable movement from new movement.

Can the home inspector tell me if the foundation needs repair?

The inspector can tell you whether there is evidence of movement, how significant it appears, and whether further evaluation is warranted.
