How an infrared camera sees your house

An infrared camera does not take a normal photo. It measures the heat given off by every surface in its view and turns those readings into a false-color picture, where warmer areas show in one color range and cooler areas in another. The result is a temperature map of the wall, ceiling or floor in front of the lens.

Most of what a thermal imaging home inspection reveals comes from one simple idea: parts of a house that are wet, uninsulated, leaking air or carrying too much electrical current end up at a different temperature than the material around them. The camera makes that difference visible, even when the surface looks perfectly normal to the eye.

The camera only reads the surface it is pointed at. It does not see inside the wall. What it shows is a symptom on the drywall or subfloor, and it is the inspector’s job to work out what is causing that symptom. That is why our inspectors treat every thermal image as a lead to follow, not a conclusion.

Moisture behind walls, under floors and around windows

Water is the finding most buyers care about, and it is the one thermal imaging is best at surfacing. Wet drywall or subfloor evaporates moisture into the room, and evaporation cools the surface. On the camera, a slow plumbing leak inside a wall often shows up as a cool, irregular patch spreading out from a supply line, a shower valve or the base of a toilet.

The same effect applies to roof leaks that have not yet stained the ceiling, window and door flashing that lets water in during a hard North Texas rain, and slab moisture wicking up into flooring. Under a shower or around a water heater, the cool signature can appear well before there is any smell or visible damage.

How it gets confirmed: a cool spot on the camera is only a suspicion. Our inspectors follow up with a moisture meter on the same spot. If the meter reads elevated moisture, the finding goes in the report as a deficiency with both the thermal image and the standard photo side by side.

If the meter reads dry, the cool spot usually has a boring explanation, such as an air leak or an uninsulated section of wall, and the report says so. Missing insulation and air infiltration

Insulation gaps are almost invisible from inside a finished house, but they are obvious on an infrared camera when there is a decent temperature difference between inside and outside. On a hot DFW afternoon, a ceiling with a section of missing or settled attic insulation shows as a warm rectangle or stripe against a cooler field. Exterior walls with voids show the same pattern in vertical bands between studs.

Air infiltration looks different. Instead of a broad, soft-edged area, air leaks show as sharp streaks that fan out from a specific point: the edge of a window frame, the bottom of an exterior door, the cutout around a recessed light, an attic hatch, or the gap where a bathroom exhaust fan penetrates the ceiling.

  • Uninsulated knee walls and sloped ceilings in second-floor rooms

  • Open chases where plumbing or ductwork passes from the attic into the walls

None of these are emergencies, and most are inexpensive to correct. They matter because they explain why one bedroom never cools down in August and why the electric bill runs higher than it should. Getting them into the report gives you a specific list to hand to an insulation or HVAC contractor.

Overheating electrical connections

Electricity flowing through a loose or corroded connection generates heat. That heat is one of the most useful things a thermal imaging home inspection can pick up, because it flags a hazard while it is still hidden behind a cover plate or a panel dead front. Our inspectors scan the electrical panel with the camera and look for any breaker, bus connection or wire termination running noticeably warmer than its neighbors under similar load.

The same scan is repeated at receptacles, switches, the disconnect at the air conditioner condenser, the water heater connection and any visible junction box. A single warm breaker is not automatically a defect; a breaker feeding a running clothes dryer is supposed to be warmer than one feeding an empty bedroom. A breaker that is hot with nothing on it, or a bus bar that is warm on one side only, is worth writing up.

A thermal image cannot tell you why a connection is hot. It could be a loose lug, a corroded terminal, an overloaded circuit or a failing breaker. The report identifies the location and recommends a licensed electrician evaluate it. HVAC duct leaks and rooms that never get comfortable

With the air conditioner running, supply registers should show a clear, even temperature change at the ceiling or floor. On the camera, a leaking supply duct in the attic often shows as a cold plume on the ceiling drywall between registers, where conditioned air is escaping into the attic space and cooling the ceiling from above. A disconnected duct shows as a register that stays close to room temperature while the ones around it turn cold.

Our inspectors also use the camera to compare rooms. When one bedroom’s registers read warmer than the rest of the house, the report notes it and points to likely causes: a crushed flex duct, a closed damper, a long duct run with poor insulation, or a return that is too small for the room. Those findings pair well with the standard HVAC checks described on the HVAC inspection page, such as measuring the temperature split across the coil.

Radiant floor heat, hydronic lines and refrigerant line sets show up on thermal too. On a slab home, a warm serpentine pattern across a floor can indicate a hot-water line running under the slab, which is normal, or a hot-water slab leak, which is not. What thermal imaging cannot do

Infrared cameras are marketed aggressively, and buyers sometimes expect X-ray vision. It helps to be clear about the limits before you read a report full of colorful images.

Frequently asked questions

Can thermal imaging find a slab leak?

It can point to one. A hot-water line leaking under a slab often warms a stripe or patch of flooring above it, and a cold-water leak may show as a cooler, damp-looking area. The camera does not confirm the leak. Our inspectors follow up with a moisture meter and by checking whether the water meter moves with all fixtures off, then recommend a plumber for a pressure test if the signs line up.

Does thermal imaging work in a vacant house with the utilities off?

Only partly. Moisture still shows because evaporation cools the surface regardless of the HVAC, and some insulation gaps still appear if the attic is much hotter than the interior. Electrical hot spots and duct leaks need power and a running system to create contrast. If utilities are off, the inspection is limited in several ways, so it is worth having the seller restore service before the appointment.

Why did my thermal image show a cold spot that turned out to be nothing?

Cool areas have many harmless explanations: a section of wall shaded by a tree, a stud or header conducting heat differently than the insulated bay next to it, an air leak around a window, or a spot where the HVAC supply blows directly on the wall. That is why a cool spot is never reported as moisture on its own. A moisture meter reading on the same spot decides whether it goes in the report as a deficiency.

Will the thermal images be in my report?

Yes. When a thermal image shows something worth noting, it appears in the web-based report next to a standard photo of the same area, with a short explanation of what the pattern means and what to do about it. Is thermal imaging the same as an energy audit?

No. An energy audit is a separate service that usually includes a blower door test and calculations about the whole house.
