HVAC stands for Heating, Ventilation, and Air Conditioning; all major components for any home!  Living in Texas, air conditioning is one of the most important aspects of a home.  Every quality home inspection performed by The Smart Inspectors includes a thorough understanding of your HVAC system(s).

What are some of the main things a home inspector looks for with regards to HVAC?  Proper function and temperature differentials are the obvious items.  The average temperature differential for an AC unit is around 18 degrees.  In other words, the air being pumped out of your AC should be 18 degrees cooler than the air going into it (on average).  Likewise, a furnace should pump out air that is hotter than the air going in.  If the temperature differential is outside of the norm, then The Smart Inspectors will catch that discrepancy.

Old filters, dirty registers, compressors out of level, proper insulation and piping, properly sized breakers powering the units, etc… The list goes on!
